    Pros +

    • Staff was very polite and accommodating. Hotel was decently located with nearby shopping and convenience stores. Not far from public transit (bus and train station.)
    • The location was perfect and the front house staff was really nice
    • The location is amazing, close to the train, and to the main popular areas.

    Cons -

    • Room was quite simple and cramped. Beds were hard (if that isn’t your thing). Tv offered no English channels. Towel racks inside of shower room led to wet towels. All windows being locked was strange. Entrance is off of weird alleyway, which can be off putting if arriving late at night, which we did.
    • The communication was good at first but then became poor when i expressed issues, mainly with humidity levels and having to empty a dehumidifier
    • The room smells pretty weird.

Surprisingly good sized rooms for Japan, Comfortable beds and proper double mattresses, generally I found in Japan you get two singles pushed together at this price range. Helpful friendly staff. Quite part of town only ten mins walk from the main market and shopping areas.

    Nothing, happy with everything

The location is great and it has a proper restroom and shower.

There is a horrible stench in the lobby, the beds are hard and uncomfortable, the room layout is inconvenient, the view is the wall of the neighboring building, and a variety of other small things.

The location is great, and maybe the best shower I've ever had. The rooms are a bit larger than standard business hotels, which mostly meant having a proper bathroom area.

The lobby is filled with a horrible stench, the beds are hard and uncomfortable, the wifi is weak/slow.

Simple and clean. The staff was friendly and helpful.

Not exactly in city center but walking distance

Great quiet neighborhood and very nice / helpful staff. Good sized room with all you need.

This little place exceeded out expectation. The rooms were so spacious and I wish we stayed here a bit longer. It was walking distance to Nishiki Market as well as close to a train. It was very quiet and clean. The lobby aesthetics were modern and serene. I would highly recommend this hotel!

good location, very calm neighbourhood but quick access to public transport, friendly staff, very nice entrance area, big room, toilet and bathroom are separate

unfortunately our bathroom smelled very moldy and wet, the bathroom ventilation was very loud even in the main room, we had two separate beds with different sizes, there's a Starbucks coupon if you leave a good review which might be the reason for the overall positive ratings which we don't fully agree with.

Nice clean rooms. Loved the garden outside of the window.

Wish there was a breakfast. Although the bakery is great.

Would like to come back to this hotel if return Kyoto in the future. Great location - near and convenient to tourist places but located in a residential neighborhood which is quite at night; great service - receptionist and cleaners are all very welcoming and kind; great facilities - very clean and well equipped.

A small suggestion: pillows are not very comfortable to sleep on - too soft; and slippers are too thin which are not suitable for more than two nights stay.

Location was great, near the subway station and convenience stores and walkable to many places. Room was spacious, bedding were comfy and wifi was stable.

Bathtub was a little small, even for a shortie like me. But the bathroom was bright and clean!

The hotel was great and clean and a nice location, however it was outrageously expensive for what it was. There is no reason to charge $200+ for a single night for a basic clean room. Kyoto is too expensive for what it’s worth.

    Disappointing

The sleep there was terrible - The room doesn’t prohibit the noise from other rooms and corridor. We were woken up by noises from nearby rooms between 12:00am - 2:00am. This is very horrible and disappointing.

Friendly staff and good location. The room didn't have house keeping but we were able to change our towels daily.

Booked this place for two nights in mid February 2025. The nearest subway station is Karusama Oike station, which is about another 500m walk to the hotel. The location is calm and quiet, reachable within walking distance to most places, but also secluded from tourists places and traffic. It's about 800m walk to Nishiki Market. Other places such as Nijo Caste, Kyoto Imperial Palace, Kamo river is about >1km. It's doable if you want to walk, but you're eventually going to use the transit buses anyway to get around in Kyoto. I chose this place because it was near the Kamo river, I jogged along the river, towards the Kyoto Imperial Place, then to Nijo castle and back to the hotel. In terms of facilities, the room is relatively larger than most hotel rooms in Japan for the price range. I've booked for one person, they gave me two beds. They also provided yakutas to be worn as pajamas. I'll definitely book this place again the next time I'm coming to Kyoto.

Just fyi, tourist tax 400 JPY need to be paid upon arrival.

It is well located close to two stations and 10-15 minute walk from central area, but in a nice quiet neighbourhood. One of the ladies working one evening was lovely and gave us free hand warmers to use the next day

The room was extremely damp, and the inner curtains were covered with mould when we arrived. These were quickly removed by helpful staff and a new one put up the next day, but there were puddles of condensation by the windows each morning leaving the room stuffy and airless even with periodic opening of the window and running the air con all night. The rooms also are not cleaned during your stay, which we didn’t realise. At check in we were told to place towels int he hamper in the room to have them replaced, and the door has a ‘please clean’ sign so the next day we left it on our door. When after two days the towels hadn’t been changed or bins emptied reception explained I had to leave them outside and they wouldn’t enter our rooms. I appreciate the language barrier may have caused the mix up, but I still think it very strange to have a ‘please clean’ sign you can place on your door if they never clean during your stay? Anyway in general the room is fine and functional, but compared to other hotels (most cheaper) we stayed in in Japan, this one just had so many minor annoying things. No bedside table. No light switches by one of the bed. The shower not being above the bath (when there’s room) instead forcing the whole bathroom to get soaked. And overall by Japanese high cleanliness standards this was lacking
